Most of the housing units Riverview permitted in the first half of 2024 were multi-unit, so the first question on a tank call can be whose tank it is. After that, it comes down to the cause, the permit sections and the price. Call +1 (506) 306-2963.
Whose tank is it?
Riverview's 2024 permit figures show 281 new housing units permitted in the first two quarters, 206 of them multi-unit (Acadia News). In a townhouse, condo or rental, the tank may be yours, the landlord's or shared with a neighbour.
That matters because it decides who books the work and who pays for it. Tell us at the start. If you rent, check with the owner before the appointment, and if you own, we will explain the options on your tank in plain terms.
Riverview's water and your tank
Riverview is served by the same Turtle Creek surface supply as Moncton and Dieppe, treated at the Moncton plant, which removes iron and manganese and adjusts the water to reduce pipe corrosion (City of Moncton, Water Quality and Services).
The treatment is about the pipes in the street and in your home. A tank is a steel vessel with parts that wear, and its age and condition are what we judge on the day.
Permit sections that apply
NB Reg. 84-187, s. 13(1) says the plumbing contractor or person responsible shall obtain a plumbing permit from the chief plumbing inspector before starting installation, extension, alteration, renewal or repair of a plumbing system (NB Reg. 84-187). Section 14.01(2)(c) lists replacing service water heaters among the work a special plumbing permit can cover when a contractor does a series of ten or more plumbing systems under s. 14.01(1) (same regulation).
Riverview's own by-law adds a point for installs that include a backflow prevention device. By-law 400-25-02, s. 21.5 says the holder of a provincial plumbing contractor's licence shall obtain the appropriate permit from the Plumbing Inspector before installing one (Riverview by-law 400-25-02). Ask us whether your job includes one.
Repair or replace, and what it costs
A failed element, a bad thermostat or a tripped breaker is a repair, from $150. A tank leaking from the body is a replacement, from $1,000. The price moves with the tank size, access to the tank and the condition of the valves and fittings around it.
Give us the street and the nearest cross street, or a landmark such as Caseley Park at Riverview Town Hall (Wikipedia, Riverview), and tell us what the tank is doing. Our hot water tank service page lays out the options, and the plumber in Riverview page lists the rest of what we do here. Across the river, see hot water tank replacement in Dieppe.
A replacement day in Riverview
On arrival the plumber confirms the tank size and type, shuts off the supply and drains the tank. The old tank comes out, the new one goes in, and the connections are made up and tested before the water comes back on and the power is restored.
If your tank is in a townhouse utility closet, the plumber looks at clearances and at the shut-off valves, which are often neglected there. A valve that does not close properly is better replaced during the job than discovered at the next leak.
Choosing a size for your household
A tank that is too small runs out in the middle of a shower. One that is too large costs more to heat and takes more room. We ask how many people use hot water, how many bathrooms you have and whether the washer and dishwasher run on hot, then suggest a size.

Questions we get asked
Who replaces a hot water tank in a Riverview townhouse or condo?
First work out whose tank it is: yours, the landlord's or shared. Once that is clear, call us and we will explain the options and the price before any work starts.
Does installing a backflow prevention device need a permit in Riverview?
By-law 400-25-02, s. 21.5 says the holder of a provincial plumbing contractor's licence shall obtain the appropriate permit from the Plumbing Inspector before installing a backflow prevention device.
I look after several units. Can one permit cover replacing several tanks?
NB Reg. 84-187, s. 14.01(1) and (2)(c) allow a special plumbing permit for a series of ten or more plumbing systems, and list replacing service water heaters among the work it can cover. Call us and we will talk through what you have.
Does Riverview's water shorten the life of a tank?
The supply is treated to remove iron and manganese and adjusted to reduce corrosion in pipes. That is about pipes. We judge a tank by its own age and condition.
How do I know whether I own the tank in my building?
Check your lease or your condo documents, or ask the property manager. If you are unsure, call us with the details and we will help you work out who to ask before we book anything.
